Inspecting in Atlanta
What Your Home Inspector Looks For in Atlanta Homes
In Atlanta, what an inspector looks for depends on the home's age, and here that age varies more than almost anywhere else in the metro. Almost 12 percent of the city's homes were built before 1940 and more than 40 percent were built before 1980, according to the Census Bureau's American Community Survey, while about one in five homes citywide was built in 2010 or later. The same week can mean checking a century-old foundation one day and a builder's punch list the next.
Older Atlanta homes bring older plumbing and sewer lines, and the city's Department of Watershed Management is direct about whose job it is to maintain them: everything on the customer's side of the water meter, including the line to the house, is the owner's responsibility, and the department recommends an annual plumbing inspection for older homes. We offer a sewer video scope for homes on public sewer, which is the only way to actually see the condition of that line.
Radon is also worth checking. Atlanta is the seat of Fulton County, and the UGA Extension office there reports that approximately one in five homes tested in the county since 1990 have had radon levels above the EPA's 4.0 pCi/L action level. Radon can't be seen or smelled, so we recommend testing for it on any Atlanta purchase, whether the home is a 1920s bungalow or new infill construction. The test runs during the same visit as the inspection.
| Type of home | What we pay attention to |
|---|---|
| Homes built before 1960 | Original wiring and plumbing, foundation type, crawlspace or basement moisture, and roof and structural age. |
| Homes built in the 1960s and 1970s | Original electrical panel, HVAC and water heater age, and deck or addition attachment. |
| Renovated homes and new infill construction | Permit history and workmanship on additions, plus standard new-construction and builder's warranty items. |
| Homes on public sewer without a scope | We recommend a sewer video scope, since the line from the house is the owner's responsibility under the city's watershed rules. |

FAQ
Home Inspection FAQs: Atlanta, GA
I'm buying an older home in Atlanta. What should I add to a standard inspection? +
We'd recommend a sewer video scope and a radon test. More than 40 percent of Atlanta's homes were built before 1980, and the city's Department of Watershed Management makes clear that the sewer line to the house is the owner's responsibility, so it's worth seeing its actual condition before you buy. Fulton County, where Atlanta sits, also has a history of elevated radon.
Do you inspect renovated or newly built infill homes in Atlanta? +
Yes. About one in five homes in Atlanta were built in 2010 or later, and we see plenty of renovated older homes too. For renovations we check permit history and workmanship on the work done; for new construction we offer the same pre-closing, builder's warranty and construction draw inspections we do anywhere else.
How much does a home inspection cost in Atlanta, GA? +
Home inspection pricing depends on the size, age, and location of the property, plus any add-on services like radon or mold testing. Contact us for a free, personalized quote.
How long does a home inspection take? +
A standard home inspection usually takes 2 to 4 hours for an average-sized home. Larger, older, or commercial properties can take longer.
What's included in a home inspection? +
A home inspection covers the roof, foundation, structure, electrical, plumbing, HVAC, interior, and safety systems, plus infrared thermal scanning and drone-assisted roof imaging when applicable.
Should I attend my home inspection? +
Yes. Attending lets you walk the property with your inspector, ask questions in real time, and see any issues firsthand instead of only reading about them in the report.
Do you offer same-day or next-day scheduling? +
In most cases, yes. With a full team of certified inspectors, we can often schedule your home inspection within 24 to 48 hours of your call.
What happens after the inspection? +
You'll receive a detailed, photo-documented digital report within 24 hours. Our team is available afterward to answer any questions about findings or next steps.
