What Your Home Inspector Looks For in Chamblee Homes
Chamblee's housing stock is genuinely mixed, and that changes what we look for from one house to the next. Census data show close to half of the city's homes were built between 1940 and 1979, the ranch and bungalow era that followed the growth of Camp Gordon and the postwar industrial boom along Peachtree Industrial Boulevard, with the 1960s the single largest decade. Roughly another third of homes were built in 2000 or later.
On the older ranch and bungalow homes, we pay close attention to original electrical panels and wiring, cast iron or galvanized plumbing, roof and HVAC age, and moisture in crawlspaces, since these systems are now 50 to 80 years old even where a house has been updated inside. Radon is also worth checking regardless of a home's age: DeKalb County reports that about 18.9 percent of homes in the county have elevated radon levels, and we can run a test during the same visit.
What we check on newer housing depends on the building. Infill single-family homes need attention to grading and drainage on a lot that has been regraded for a larger footprint. Townhomes near MARTA and the Peachtree corridor need attention to party walls, shared drainage, and HOA-maintained exterior finishes. Mid-rise condos, which are part of the roughly half of Chamblee's housing that Census data place in buildings of five units or more, get a unit-focused inspection, since common-area systems like the roof aren't ours to inspect; we recommend also reviewing the HOA's reserve study.
| Type of home | What we pay attention to |
|---|---|
| Ranch and bungalow homes from the 1940s to 1970s | Original electrical panels and wiring, cast iron or galvanized plumbing, roof and HVAC age, and crawlspace moisture. |
| Newer infill homes built on older lots | Grading and drainage on a regraded lot, foundation and framing quality, and how the new structure ties into existing utilities. |
| Townhomes near MARTA and the Peachtree corridor | Party walls, shared drainage, garage-level moisture, and HOA-maintained roofing and exterior. |
| Condos in mid-rise buildings | Interior systems and finishes in your unit; we recommend reviewing HOA reserve studies and roof records for common areas we can't inspect. |

FAQ
Home Inspection FAQs: Chamblee, GA
I'm buying an older ranch home in Chamblee. What should I expect? +
Expect extra attention to the original systems. Close to half of Chamblee's homes were built between 1940 and 1979, so even a recently updated ranch or bungalow often still has decades-old electrical panels, cast iron or galvanized plumbing, or an aging roof underneath the cosmetic work, and we check all of it.
Do you inspect condos or townhomes near the Chamblee MARTA station? +
Yes. A condo inspection covers everything inside your unit, and we recommend requesting the HOA's reserve study and maintenance records for the roof, siding, and other shared elements. Townhome inspections include the party walls and shared drainage as well as the interior.
How much does a home inspection cost in Chamblee, GA? +
Home inspection pricing depends on the size, age, and location of the property, plus any add-on services like radon or mold testing. Contact us for a free, personalized quote.
How long does a home inspection take? +
A standard home inspection usually takes 2 to 4 hours for an average-sized home. Larger, older, or commercial properties can take longer.
What's included in a home inspection? +
A home inspection covers the roof, foundation, structure, electrical, plumbing, HVAC, interior, and safety systems, plus infrared thermal scanning and drone-assisted roof imaging when applicable.
Should I attend my home inspection? +
Yes. Attending lets you walk the property with your inspector, ask questions in real time, and see any issues firsthand instead of only reading about them in the report.
Do you offer same-day or next-day scheduling? +
In most cases, yes. With a full team of certified inspectors, we can often schedule your home inspection within 24 to 48 hours of your call.
What happens after the inspection? +
You'll receive a detailed, photo-documented digital report within 24 hours. Our team is available afterward to answer any questions about findings or next steps.
