What Your Home Inspector Looks For in Cumming Homes
Cumming is the seat of Forsyth County, and most of its housing is recent. Half the homes inside the city limits were built after 1998, according to the Census Bureau's American Community Survey. For buyers that usually means a subdivision home that is still inside, or just past, the builder's warranty, so we look hard at the things newer houses tend to hide: grading that sends water toward the foundation, attic insulation and ventilation, and roof details that are easiest to see from our drone.
Radon is the other local question. The University of Georgia Extension radon program found that almost one in five Forsyth County homes it tested between 2020 and 2026 had radon above the EPA's 4.0 pCi/L action level, with a highest reading of 17.8 pCi/L. Radon can't be seen during an inspection, so we recommend adding a radon test to any Cumming purchase. It runs during the same visit.
Some homes near Lake Lanier and in unincorporated Forsyth County are on septic rather than public sewer. A septic system is outside a standard home inspection, so if the listing says septic, plan a separate septic inspection by a licensed contractor. Our sewer video scope is for homes connected to public sewer.
| Type of home | What we pay attention to |
|---|---|
| Newer subdivision homes | Grading and drainage, attic insulation and ventilation, roof flashing, and a written list to give the builder before the warranty ends. |
| Homes from the 1980s and 1990s | Roof age, water heater and HVAC age, deck attachment and wood rot, and the condition of the original electrical panel. |
| Sloped, wooded and lake-area lots | Drainage, retaining walls, decks and stairs, and moisture in crawlspaces and basements. |
| Homes on septic | Visible plumbing and drainage inside the house. We recommend a separate septic inspection for the system itself. |

FAQ
Home Inspection FAQs: Cumming, GA
Do you inspect new construction homes in Cumming? +
Yes. We inspect new homes at completion, before you close, and again before the builder's warranty runs out, so problems go on the builder's list while they are still the builder's to fix. We also do construction draw inspections for owners and lenders.
Should I test for radon when buying a home in Cumming? +
We recommend it. The UGA Extension radon program found that almost one in five Forsyth County homes it tested had radon above the EPA's 4.0 pCi/L action level. The test is an add-on to the same visit, and a high result can be brought down with mitigation.
How much does a home inspection cost in Cumming, GA? +
Home inspection pricing depends on the size, age, and location of the property, plus any add-on services like radon or mold testing. Contact us for a free, personalized quote.
How long does a home inspection take? +
A standard home inspection usually takes 2 to 4 hours for an average-sized home. Larger, older, or commercial properties can take longer.
What's included in a home inspection? +
A home inspection covers the roof, foundation, structure, electrical, plumbing, HVAC, interior, and safety systems, plus infrared thermal scanning and drone-assisted roof imaging when applicable.
Should I attend my home inspection? +
Yes. Attending lets you walk the property with your inspector, ask questions in real time, and see any issues firsthand instead of only reading about them in the report.
Do you offer same-day or next-day scheduling? +
In most cases, yes. With a full team of certified inspectors, we can often schedule your home inspection within 24 to 48 hours of your call.
What happens after the inspection? +
You'll receive a detailed, photo-documented digital report within 24 hours. Our team is available afterward to answer any questions about findings or next steps.
